Your assessor

Don't take my word for it — my accreditation is listed publicly. Look up the number below on the government's own register before you book. The properties I assess run from small studio flats up to large houses of more than 800 m², so a bigger or more unusual job is familiar ground rather than a first.

Who we help

Built around why you need one

01

EPCs for homeowners

Selling or letting? You need a valid EPC before the property is marketed. We survey, lodge and explain the rating in plain English.

Ready before your listing goes live

02

EPCs for landlords

Rented homes must reach at least band E. We flag properties at risk, work politely around tenants, and explain clearly what would lift a low rating.

MEES compliance, handled

03

EPCs for estate agents

Instruct today, list this week. EPCs and floor plans come back correctly formatted for the portals, so nothing holds up a launch.

Priority slots for agencies

04

Bulk EPCs for letting firms

Portfolios batched by postcode, volume rates from five properties a month and one consolidated monthly invoice with a per-property breakdown.

Before the visit

What to have ready

The survey takes 30–45 minutes when everything below is reachable. A quick tidy beforehand genuinely helps — if a sofa is pushed against a radiator or a bed sits under a window, please move it before I arrive. If something isn't accessible on the day it usually means a second visit.

All rooms

Including the loft hatch, any outbuildings and locked or storage rooms.

Heating systems

Boiler, cylinder and controls — plus the manual or model number if you have it.

All windows

Every window and external door, so glazing type and age can be recorded.

All radiators

Clear enough access to see each one, including behind furniture or curtains.

All lights

Fittings need to be visible so low-energy versus halogen can be counted.

Electricity meters

Including the meter cupboard key if it's a communal or external box.

Tenanted property? Just let me know and I'll arrange access directly with the tenant, giving proper notice. Evening and weekend slots are available at no extra cost.

Trade & agency work

Trusted by letting and estate agents across London

A large share of my work comes through agencies who instruct me repeatedly — which means the process is already built for deadlines, tenanted access and portal-ready output. Individual customers get exactly the same standard.

EPC basics

What is an EPC

An Energy Performance Certificate rates a property's energy efficiency from A (most efficient) to G, alongside a list of improvements that could lift the score. It's produced by an accredited assessor and stays valid for ten years.

Read all the EPC questions
The rating scale, as it appears on the certificate
  1. 92+ Band A
  2. 81–91 Band B
  3. 69–80 Band C
  4. 55–68 Band D
  5. 39–54 Band E
  6. 21–38 Band F
  7. 1–20 Band G

A higher score means a better rating and, usually, lower running costs.

When is one legally required?

Whenever a property is marketed for sale or rent in England and Wales, and at the start of a new tenancy. It must be commissioned before marketing begins.

What rating do landlords need?

Under the Minimum Energy Efficiency Standards, most rented homes must reach band E or above unless a valid exemption is registered.

How long does the visit take?

Typically 30–45 minutes for a flat or standard house. The assessor needs access to all rooms, the loft hatch and the boiler.

Can I get a same-day EPC in London?

Often, yes. Same-day and next-day slots are regularly available across London, and an express service can have the certificate lodged the same evening. Call or WhatsApp +44 7386 645915 and I’ll tell you straight away what’s free.
